This position performs technical and mechanical work that ensures that the physical aspects of the property’s buildings, grounds, services and common areas meet company standards in terms of cleanliness, appearance, safety and overall functionality.
Job description

• Complete assigned work orders generated by residents’ service requests as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, security standards and code requirements.
• Complete the \”prep\” process to prepare vacant apartments for rental and new moves by completing the pre-move inspection, creating a \”fisty\” list of necessary maintenance work, scheduling suppliers and contractors as needed, obtaining necessary supplies and materials, completing all maintenance tasks, and inspecting completed work.
• Follows the procedures for accessing and obtaining materials, supplies, equipment, tools and other items from the property’s maintenance department by monitoring used inventory, returning unused items to the established location, and notifying to the maintenance supervisor to restore ordering needs.
• Complete documentation and other documents in a timely, accurate and complete manner so that service requests can be properly documented and tracked.
• Helps maintain land, common areas and services by collecting waste and debris,pressure washing ventilation passages and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Supports cost reduction and expense control programs by repairing rather than replacing parts when possible, not wasting materials and supplies, and practicing proper use of tools and equipment.

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.
